There’s a Buying Frenzy Out There Right Now.

 

If you are in the San Diego Real Estate trenches every day you must have noticed that there are multiple offers on every property under $330K in certain San Diego communities.  If you are working with buyers at this time, you see that sellers are in the cat-bird seat in that price range.  If you are selling your home in San Diego right now, and you price your home reasonably, you will get multiple offers.  When did this start?  It’s like 2005 all over again, except this time people are buying those same homes for about half of the price.  Lots of short sales.  Not too many bank-owned homes.

If you are even thinking of selling your home or townhome, now’s the time.  List it at a reasonable price and you will be amazed at the offers.  Investors still want to buy super low for cash — so that’s not changed.  However, many first time buyers are anxious to get a decent deal.

My Husband joined The Global Information Network and changed dramatically!

I’m learning about Kevin Trudeau’s Global Information Network (GIN) and really enjoy its teachings.  My husband Chris and I listened to “Your Wish is Your Command” and he was inspired to join the Global Information Network.  Since joining GIN he has made quite a personal transformation.  He’s always been a very driven person who had defined and reached many personal goals.  Now, he’s even more amazing.

We talk about the changes he’s made personally in his life since becoming excited about and integrating the concepts that Kevin Trudeau introduces.  We went out for pizza to Trupiano’s on Wednesday, and enjoyed a pizza and talked about what changes Chris has made.  It was interesting to actually recount what’s changed in his thinking, and how that’s changed him — all for the good!

It’s really wonderful to see that changing one’s habits like watching too much TV, or eating too much pasta, or basically taking things for granted — can be changed with a decision.

If anyone out there has found that listening to the Kevin Trudeau CDs had made a huge impact in your life, I’d like to possibly meet up if you’re in the Encinitas or Carlsbad or Fallbrook or Temecula areas.  It would be helpful and fun to hear your story — to find out what other people have accomplished around change.

Yes, sometimes when he comes home from work he will still “veg” in front of the TV from exhaustion, however, more often he’ll pick up a book such as Think and Grow Rich and immerse himself in it.  We’ve established a new habit of going out on Saturdays together to a coffee shop to order a cup of coffee for him (tea for me).  We take our books recommended by Kevin Trudeau with us and sit quietly at a table and enjoy the words, concepts, thoughts of our respective books.  Whenever either of us finds something particularly interesting, we bring the concept up to the other and discuss it.

I’ve learned the concept of the Mastermind and that’s also part of the reason I’d like to meet others who have begun using the power of Positive Thinking and Law of Attraction.  Thanks and please let me know!  Thalia

Baking Cookies reminds me of Life … You cannot successfully cook them twice as fast by doubling the temperature

Mom (Bess) recently took Gourmet cooking classes at College and made The Dean’s List!

I work on patience daily.  Whenever I bake which is usually around the holidays, I practice patience.  I am baking Kourembethes right now.  They smell really good.

I am reminded of how my grandmothers were both great cooks and bakers.  They make Greek pastry including Kourembethes.  The recipe is in my mom’s Greek cookbook that I cherish.  Mom wrote it after my brother, Louis, died ten years ago.  It was a tribute to him.  It’s called Greek Recipes Etc. … From Generation to Generation to Generations Yet to Come.

Yiayia Poulos knew that to make a certain type of cookie (Koulourakia) one had to begin at 7:00 a.m.  When my sister asked yiayia if she could come over to learn how to make Koulourakia, my yiayia said ok — see you at 7:00 a.m.  The temperature in the house was a factor too.

They knew that one had to soften the butter — not smash it to oblivion as I did tonight trying to hurry the process.  That’s why their cookies were absolutely perfect every time.

When my mom, Bess, and my Aunt Kally came to California for my wedding, they baked hundreds of Kourembethes (powdered sugar and Cognac were part of the ingredients).  They were rather amazed that I didn’t own a sifter nor a Mix-Master.  We ended up using a splatter screen to sift the powdered sugar and flour.  Improvisation.

Their cookies were delicious — requiring patience, skill and love.

I sometimes bake cookies when hosting an open house.  The smell is a pleasant reminder to the people who walk in the door that “someone’s in the kitchen baking cookies”!  Staging a home is not only about the furniture; it’s about the ambience throughout the home.

The Perils of Worry – Bad for the Deal – Bad for the Body – Bad for the Soul.

Real estate buying and selling are about negotiating.  Buyers, you might think that negotiating is about the price of the home but it begins the day you write your Must-Have list.

What does Herb Cohen mean when he says “Care — but not that much”?

I bought a book many years ago by Herb Cohen, considered by many to be the best negotiator in the world.  You Can Negotiate Anything.  I still have that little book.  Mr. Cohen talks about leaving something on the table when you make a deal.  Both parties walk away feeling great about the results, and yet they both know they’ve left something on the table rather than killing the other guy.  That definitely applies when you’re a buyer or a seller of real estate, doesn’t it?

What do think about that?  I found it very intriguing then and now.  I believe it applies perfectly to my metaphysical approach to working in the real estate industry today.

Worrying about the deal is negative goal-setting and brings pain to the body and soul; thus to the outcome of the deal.

Herb Cohen’s newer slant in a subsequent book brings up another interesting slant.  It’s about caring — “but not that much”.  You get the best results when you’re willing to step back from the situation and not get so invested in it emotionally, that you feel like body and soul will wither and die if you don’t get this deal.  Mr. Cohen is a very funny guy and if you ever want to read about him or his corporate presentations, the reviews are always about his brilliance, content, and how funny he is.

That’s because life is funny and he’s just reporting the facts as he sees them.

Buyers, the negotiations begin before you write the offer as you might have a long list of “must-haves”.  Once you begin looking at properties in your price range, you will begin negotiating with yourself about your list.  It’s pretty much a “given” that you won’t get exactly what’s on that original list.

As a buyer, you learn as you go and you process mini-negotiations all the way to the final walk-through.  The result is that last negotiation of sealing that deal on the home you’ll love.

Can You Find the Perfect Home at an Open House?

Does this home speak to me?

If you’re like many people, you get tempted to walk into an Open House when you see a well-placed sign at an intersection on a Sunday afternoon.  Is it worth the detour?

Yes, it is. 

You really have no idea what that house will offer you, so by entering the doors you are doing research.  I’ve sold properties to buyers who walked into an Open House.  It wasn’t the first Open House they stumbled onto, however.  They’d been looking for months and then — they were drawn into this particular property and it changed their world. 

When I refer to being a holistic real estate agent, I am referring in part, to having the right things, people, events and circumstances all align.  If you have a gut feeling about going into an Open House, it’s going to provide you one of those items to take the next step — even if the next step is to do a quick walk-through and determine this is “definitely a no”.  That’s great because now you’re one step closer to finding the house that will make you feel good.

Buying a home is about statistics, data, school districts, neighborhoods, drive-time to work, and much more.  The final element is whether it feels right for you, and that’s the most important factor.

If you have any negative emotions about a particular house, it’s the universe telling you to walk away.  If the punch list of problems won’t be addressed by the seller to your satisfaction, it’s the universe telling you this is not the right house at the right time.

There will always be another house and it will be a much better fit.  There’s a difference between what’s termed “buyer’s remorse” — that’s when you sign the final purchase contract and freak out because you feel you’ve signed your life away.  That’s quite normal so don’t get distracted by that.  Once that’s passed, take the time to connect with the deal on a different level and touch base with your heart to be certain you will like living there.  That’s what really matters.
